Sometime before our current economic woes, you may have invested in a publicly registered non-traded Real Estate Investment Trust. The product offered attractive yields from real estate investment. Hoping for growth that would be a source of income when it was time to retire, you did your research and invested.

However, these non-traded REITS may have proven to be unsafe investments.

They are not traded on traditional stock exchanges and come with the following risks:

  • They are illiquid or difficult to sell, often for long periods of time.
  • Redeeming your shares early is limited.
  • Investment fees eat up much of your total return.
  • Your distributions may have been subsidized by borrowed funds and include a return of your principal instead of providing distributions of earnings.

Your expectation when you purchased the REIT was that you would eventually see income from its portfolio in the form of rent. Unfortunately, because of the times, you decided to sell your shares. Like many investors in a similar position, selling caused you to lose a significant amount of your investment. Perhaps you were unable to redeem your shares or lost investment income from suspended distribution payments. Or, you may have discovered that preferential distributions were made to REIT insiders while others were assessed excessive fees.
